00 pm, Monday - Friday; some weekends and after-hours, as needed The Regional Maintenance Director is an integral part of our portfolios' operations.
The Regional Maintenance Director develops, executes, and measures various programs and initiatives which enable our on-site teams to provide high-quality professional maintenance responses to our residents; ensure the proper functioning of all key infrastructure and mechanical systems; and preserves the assets through systematic inspections and CapEx planning.
Responsibilities Implement and update robust training programs and SOPs for all on-site service employees, in coordination with the Manager of Training Monitor work order completion to ensure it is timely, efficient, and effective - to include make-readies Establish and maintain a digitized Preventative Maintenance/Scheduled Maintenance regime Oversee the maintenance and replacement needs of all mechanical systems, managing in-house employees and third-party vendors appropriately, and preparing for any CapEx needs Focus on life-safety equipment and protocols to ensure our buildings and staff are in full compliance.
To include safety meetings, MSDS binders, PPE, etc.
Quarterly Inspections of properties and procedures, ensuring all standards are maintained Assist in bidding, analysis, and preparing contracts for ongoing regular services as well as CapEx and other one-time projects Manage vendor pool, to include preferred vendors as well as establishing preferred pricing/rebate programs Establish and ensure proper execution of On-call/After Hours protocol Prepare for and manage the remediation efforts of emergency situations Assess and recommend new technology to enhance our maintenance program Participate in recruiting and employee retention efforts, to include skills assessments, interviewing, employee engagement Establish regular reporting framework on key metrics for VP and other stakeholders to have visibility on performance and areas of improvement and opportunity Assist in coordination of property transitions, to include:
acquisitions/take-overs, due diligence efforts, dispositions, unit acceptance for new developments Other duties as required Qualifications Bachelor's degree (B.
A.
) from a four-year college, university or technical school and 5
years related experience within the multi-family sector or equivalent combination of education/training and 7
years' experience Must possess excellent general maintenance skills including HVAC repair, plumbing, and electrical Proven experience in people and facilities management Must be HVAC Certified and have a Class 3 Boiler license Proven ability to respond in a timely fashion and thrive in a team-based, fast-paced environment Ability to respond to emergencies 24/7/365 Demonstrated excellence in organizational and time management skills with the ability to maintain a high degree of accuracy coordinating multiple assignments with fluctuating and time-sensitive deadlines Demonstrated ability to maintain a high degree of confidentiality, judgment, and discretion including the ability to use tact, diplomacy, and professionalism and respond appropriately to conflicts and problems on a consistent and continuing basis Demonstrated high level of leadership skills and communication and problem-solving skills Ability to communicate with and present to a variety of audiences Proven attention to detail Proficient knowledge of MS Office (Word, Excel, Outlook) and experience with Yardi Valid driver's license along with good driving record and auto insurance Job Type:
